Cebulive reaction on Sunstar article: Foreigners air complaints against developer over problems with condo

An article from Sunstar Daily reports a group of foreigners complained to the Housing Land Use and Regulatory Board (HLURB) that a condo developer delivered to them a condominium building of low quality and substandard materials.

caloycomment: Many of the foreigners I know are keeping track on what will happen with this complaint. There is a condo boom in Cebu right now and a lot of foreigners are buying condominium units. Many buy condos because it is the only property that foreigners are allowed to own in this country. If they want to buy land, the property will only be under their spouse’s name. The influx of foreigners (who are not married to Filipinos) in our country made the condo market here in Cebu robust. The article of Sunstar will definitely have some effect in the growing condominium market in Cebu City. Some might discount the complaint but these kind of news spreads so fast in the expat community.

A lot of foreigner really do not want to live in condominiums but some of them have no choice. They usually complain about our standards (more of lack of) in construction. The sizes of some condominiums are too small for their liking and the prices in Cebu is a bit exaggerated for some. There are actually many condos in Metro Manila that are way affordable than the ones being sold here.

There so many condominiums that are being introduced to the market lately that some observers think that the condo bubble might burst soon. With news like this, there could be a risk that the “bubble” might burst sooner than expected. The City government should at least study these developments. It is important that standards and timetables should be monitored. The government should also check if developers and contractors are maintaining the right standards. They also have to check the impact to traffic, pollution, and congestion of each application of condominium development. While the city leaders are debating on flyovers, they did not realize that many condos will be rising up on busy thoroughfares and small side streets of the city in the next 3-5 years. Condominiums are now being marketed as investments to foreigners and OFWs. The city should make sure that these are truly valuable investments rather than mere promises by developers and sales agents. A lot is at stake here even the reputation of Cebu is at risk if we continue to read about complaints by buyers on the quality of the properties that are delivered.

Hopefully, the complaints will be sorted out or fixed. Condominiums dwellers will soon be a big part of the Cebu City population and the City and Provincial Governments should start including them in their future plans.
