Events: Blue Coast Residences Open House

Robinsons Homes will have an open house today for Blue Coast Residences. The Blue Coast Residences (BCR) is a 3.37 hectare subdivision with a 58 meter beach frontage located in Punta Engano, Mactan, Cebu.  This is a very exclusive residential subdivision as it will have less than 100 households.

The project is perfect balikbayans or local residents who want a property that is far from congestion, pollution, and noise.  BCR is walking distance to Mactan’s best resort hotels like Shangri-La, Movenpick, and Abaca. Robinsons Galleria Cebu launched

Robinson’s Land Corporation of the Gokongwei family has earmarked 5 Billion Pesos for the construction of Robinsons Galleria Cebu at General Maxilom Extension, Cebu City.  Robinsons Galleria Cebu is a mixed use property that will have a mall, hotel, and office space components.  The 4.6 hectare complex that is located along the North Reclamation Area will eventually have four high-rise condominiums.

The first phase involves the construction of a 7-story commercial building that will house the first Go Hotel Branch in Cebu. The Go Hotel Cebu will have 153 rooms.  It has a similar business model with sister company Cebu Pacific where customers can pay for cheaper rooms if they book earlier. The hotels tag line is “We want you to sleep like royalty, but we won’t ask you to fork out a king’s ransom”.  The value for money hotel chain currently has branches in Manila, Palawan, Tacloban, Bacolod, and Dumaguete.

The commercial building will have four storeys allocated for a shopping mall with a  gross leasable area of 56,000 sq. m. The mall will have 6 cinemas including two 3d theaters. It will have some familiar tenants Robinsons Department Store, Robinsons Supermarket, True Value, Robinsons Appliances, Saizen, and Toys R’ Us.  The Robinsons Galleria Mall Cebu will be the 38th Mall of Robinsons Land Corporation (RLC). It is set to be the biggest Robinsons Mall outside Metro Manila. The other 3 floors of the building will be allocated for BPO offices.  The expected completion of the first of the mall is in 2014.

Next year, RLC is planning to launch the first condominium tower in the Robinsons Galleria Cebu Complex. The construction of this new development is a big sign that RLC is confident in Cebu’s economic prospects.  The company operates 2 existing malls in Cebu, the Robinsons Place in Fuente Osmena and the Robinsons Cybergate in Don Gil Garcia St.

The residential division of RLC currently has four projects under development in Cebu.  The Amisa Private Residence in Mactan under the Robinsons Luxuria Brand, the Azalea Place in Lahug under the Robinsons Residences Brand, the Blue Coast Residences in Mactan under the Robinsons Communities Brand, and the Aspen Heights Subdivision in Consolacion, Cebu.

 

11 Days to go before Cobra Ironman 70.3 Philippines

On August 5, 2012, Cebu will host the biggest Ironman event in Philippine history.  The 2012 Cobra Ironman 70.3 Philippines will start at the famed Shangri-La’s Mactan Island Resort in Lapu-Lapu City where the participants will swim a 1.9 kilometer open water course to start the race. The swim course will be from Shangri-La to Movenpick to Portofino Beach Resort and back to Shangri-La.  The race will be scheduled to start at 6:15 am.

After the long swim, the Ironmen and Ironwomen will then have a 90 km bike ride to Talisay City and back. The course will pass through the Marcelo Fernan Bridge, Cebu International Convention Center, Plaza Independencia, and the South Road Properties.

The final stage which will be the 21 Km run in Punta Engano, Mactan.  The run will pass through 2 Robinsons Land projects in Cebu, the Blue Coast Residences and the Amisa Private Residences.

Cebuanos are encouraged to watch and support the event.

The winners and finishers will get medals and trophies designed by internationally renowned Cebuano designer Kenneth Cobonpue.

I am currently handling one of the in-house sales groups at Robinsons Homes Cebu. I am working with Real Estate Broker Florezil Agujetas II. Recently, we hired two new recruits. Ariane Alejandro and Jilyn Chan are the first 2 members of the new batch of “Rainmakers“.  They had their first major exhibit at SM Cebu last month. Robinsons Homes offer RFO units in its Aspen Heights development

Finally, there are ready for occupancy (RFO) units at Aspen Heights Subdivision. The middle class development by Robinsons Homes is located at Danlag/Tolo-tolo Consolacion. Robinsons Homes completed 3 model houses so far with 2 under construction. The units are 2 storey single detached houses with a price range of 2.5M to 4.1M Pesos. Events: Launching of Azalea Place by Robinsons Residences

The newest condominium project of Robinsons Residences will be launched today at the Cebu City Marriott Hotel.

About the Project: Azalea Place will be 25-story condominium located at Gorordo Avenue, Lahug, Cebu City. It will be the 4th project of Robinsons Land Corporation in Cebu. Robinson Residences launches its first project in Cebu City, the AZALEA PLACE

Robinsons Land Corporation (RLC), the property arm of JG Summit Holdings, has divided its residential development division into four brands: Robinsons Luxuria, Robinsons Residences, Robinsons Communities, and Robinsons Homes. Three of the four brands already have projects in Cebu. Amisa for Robinsons Luxuria, Blue Coast Residences for Robinsons Communities, and Aspen Heights Subdivision for Robinsons Homes. Tomorrow, RLC will launch a new condominium project under Robinsons Communities. The project is called Azalea Place

The 25-story Asian-inspired Azalea Place condominium will be built in Gorordo Avenue, Lahug, Cebu City. It will be the first residential project of Robinsons in Cebu City. The location is just a few meters away from the University of the Philippines-Cebu Campus. The nice thing this location is that condo dwellers will be very near to major malls, business districts, hospitals, and schools. It also located along major transport routes therefore hard to commute going to and from Azalea Place.
Prospective buyers have an option of getting a studio, one-bedroom, or 2 bedroom units. Robinsons Residences also gives buyers an option to merge units. The floor plans of the condominium uses an alternating balcony design therefore can either choose to get units with balcony or not. Units sizes starts 24.9 square meters and price starts at 2 million pesos.

It has been a few years already since the “condo boom” in Cebu started. Ten years ago, the only notable condominiums in Cebu are the Citylight’s Tower in Nivel, Park Towers in the Cebu Business Park, and the Winland Towers in Capitol Site. Slowly but surely more and more developers are building condos in Cebu. The condo boom was spearheaded by local developers like J. King and Sons, and Primary Homes. It did not take long for the big Manila developers to notice.

The past 3 years marked the entry of bigger developers in the market. Robinsons Land Corporation entered the market via Amisa, a condominium resort development in Mactan. Filinvest Land offered Grand Cenia, One Oasis, and Amalfi Oasis to the Cebu Market. Ayala Land has Avida, 1016 Residences, and Sedona Parc. Federal recently entered the condo market with its Marco Polo Residences. The local players are not to be outdone with the introduction of projects like Baseline Residences, Asia Premier Residences, City Loft, One Pavilion Place, Horizons 101, and many more.

The condo pie is Cebu is getting bigger every year and the Cebuanos are accepting condominiums as viable piece of real estate and investment. Crazy pics @ Aspen Heights Subdivision (Consolacion, Cebu)

One day, the Rainmakers did not have any mall manning schedule and the group decided to go to Aspen Heights and take some wild and wacky photos.  This happened at lunchtime and the temperature is in the mid-30′s (Celsius). The pictures at the area where the clubhouse is going to be constructed.

Aspen Heights is a middle class development by Robinsons Homes, one of the brands of Robinsons Land Corporation.

Amisa, the leisure venture by Robinsons Land Corporation has been going a long well.  This project under the Robinsons Luxuria will comprise of condominium, hotel, and gaming components.  The first condominium is already being turned over to its owners. Robinsons Luxuria is also selling units towers B and C (Both 18 storeys).  Tower B construction is now on the 12th floor and it is set to be completed in 2012 while Tower C is pre-selling and will be due 4 years from now. A unit in tower 3 can be purchased starting as low as 17,000 Pesos a month.
